The process is the same regardless of package. No account, no unnecessary steps.

  3. Card + Email

    Pay and receive

    Secure card payment, then a magic link to the report by email, with no account. Online report valid for 12 months, plus a downloadable PDF. We answer questions for 90 days.

Rules or AI

Conclusions come from rules, not AI.

Deterministic rules for conclusions.

Each verdict in the report — active encumbrances, location within a seismic zone, classification for agricultural pre-emption — results from a verified rule written by us and applied to data extracted from official sources.

We do not use a language model to guess whether a property has an encumbrance. If the rule says «active encumbrance», that is what you see in the report, with a direct reference to the row in the extract.

AI for explanations only.

Verifi's AI translates technical terms, «second-ranking mortgage», «limited rights derived from ownership», into everyday Romanian.

That is all. It does not issue verdicts, make purchase recommendations or invent data. The data is official; the explanations are clear.

Manual checks — seller and pre-emption rights — go through a Verifi specialist. Look for the «Checked by a Verifi specialist» badge on the relevant reports.

Transparency

The limitations of public data.

We say what we cannot do. Complete honesty about what we cover and what we do not.

  • Delays

    Romanian public sources have delays and variable coverage, depending on the institution.

  • Coverage

    ANCPI publishes daily, courts sometimes weekly, and local authorities rarely. Frequency varies.

  • Unavailability

    We notify you if a source is missing and repeat the check when it becomes available again.

Verifi reports are delivered digitally. If you choose immediate delivery at checkout, the 14-day right of withdrawal can no longer be exercised once report generation or delivery begins. For details, see the Returns Policy.
